As Senior Vice President and Director of Asset Management, Marilyn Lucas oversees PM Realty Group’s (PMRG) national office portfolio. She is responsible for monitoring and evaluating property performance and key value drivers, implementing initiatives to maximize investment returns, assessing potential capital investments and focusing on optimal capital structures and timing of exits.
Ms. Lucas brings more than 20 years of commercial real estate experience with expertise in transactions and value-add asset management.
Prior to joining PMRG, Ms. Lucas served as Vice President, Senior Asset Manager, REO at CWCapital, one of the largest Special Servicers of real estate. Her duties included asset management for a national portfolio of distressed office, industrial and retail assets totaling more than 10 million square feet and representing a UBP of $1.6 billion. During her four years there, she closed on the disposition of more than 20 assets totaling $740 MM in value.
Previously, Ms. Lucas was a Principal at The Carlyle Group in Washington, D.C. where she was involved in the asset management and disposition of U.S. real estate investments totalling $2.8 billion in total capitalization. Prior to joining The Carlyle Group, Ms. Lucas was a Senior Associate in the Investments group at CarrAmerica Realty Corporation, and prior thereto was Assistant Vice President, Capital Markets at Combined Properties, Inc.
Ms. Lucas received her master’s degree in Urban and Regional Planning with a concentration in Real Estate Development from The George Washington University, where she was an Oliver T. Carr scholarship recipient. She holds a B.A. from Brigham Young University. Ms. Lucas previously served on the board of Rebuilding Together of Washington D.C. for 15 years, including two years as its President.
As Senior Vice President and Controller, Diane Rahn oversees the accounting and financial reporting of over 150 properties for over 40 clients in the Central and Eastern divisions. In this role, Ms. Rahn directs a staff of managers, accountants and support personnel to deliver consistently accurate, timely, and complete financial reports to our clients.
Ms. Rahn has been with PMRG for over 15 years holding various roles within the company. She recently served as Senior Vice President of Investments where she oversaw the accounting for all PMRG-owned assets. Prior to this role, she served as Senior Vice President of Facility Services as the Finance and Administrative Executive on the JPMorgan Chase (JPMC) facilities account. In this capacity, Ms. Rahn was responsible for the financial and administrative functions of a portfolio with more than 300 employees who provided engineering services across 14 states and Western Canada totaling more than 27 million square feet of facility space. Ms. Rahn’s responsibilities included monthly and annual financial client reporting for an annual budget of over $30 million and vendor account management related to fleet vehicles, cell phones, and uniforms for the engineers assigned to the JPMC account. Ms. Rahn’s role also allowed her to work with operational personnel to streamline processes and manage projects efficiently to meet client objectives and initiatives in all facility management areas. Preceding this work, Ms. Rahn was Vice President of Facility Services for PMRG’s facility services’ clients (including JPMC, Chevron and CenterPoint), Assistant Controller of the Central Division and Assistant Controller of the Eastern Division. Prior to joining PMRG, Ms. Rahn was Vice President/CFO for a Houston-based general contracting company and has over 30 years of accounting, administrative, and operational experience in various industries, including over 15 years in property and facility management.
Ms. Rahn is a graduate of Our Lady of the Lake University with a Bachelor of Arts degree in Management.
As Senior Vice President of Investments with PMRG, Michael Dewey is responsible for analyzing potential investment opportunities related to new development and acquisitions of multiple product types and asset classes. Mr. Dewey is also responsible for investment management of existing PMRG assets, inclusive of capital markets, partnerships and asset management.
Prior to joining PMRG, Mr. Dewey spent four years at Granite Properties as a Senior Investment Associate where he underwrote over $5B of investment opportunities and was involved in the execution of over $450MM of investments and dispositions. Previous tenure also includes several years at PricewaterhouseCoopers in their real estate business advisory services group and Jones, Hill, McFarland & Ellis in Dallas.
Mr. Dewey holds both a Master of Science in Real Estate Land Development and a Bachelor of Science in Construction Science from Texas A&M University.
Mr. Dewey is active in NAIOP’s National Forum, North Texas NAIOP Developing Leader Board, NAIOP Developing Leaders, ULI, TREC, and TREC Young Guns.
Barbara P. Gibson joined PM Realty Group (PMRG) as Financial Analyst for Advisory Services in April, 1994, bringing to the company a solid academic background in land economics and real estate finance/analysis as well as experience in commercial real estate market research.
As Vice President of Investments, Barbara is responsible for due diligence, acquisition and disposition valuation analysis, investment marketing brochures/packages and special projects. Her other qualifications include property budget valuations for institutional clients as well as lease valuation/lease rate analysis. She is proficient in ARGUS Financial Software, Excel, Word, PageMaker, Photoshop and Illustrator. Barbara also works closely with the leasing department providing Dun and Bradstreet Reports and personal credit reports.
Before joining the firm, Barbara was employed at Trahan and Partners Real Estate Valuation and Consulting Firm in Houston, Texas; the Real Estate Center in College Station, Texas; and at Texas A&M University, College of Business Administration.
Barbara received a B.S. Degree in Agricultural Economics and a Masters of Land Economics and Real Estate from Texas A&M University. She is a licensed Real Estate Agent in Texas. Barbara is a member of the Society of Texas A&M University Real Estate Professionals, and is on the Board of Directors for the Kids Unlimited Foundation. She is a lifetime member of the Houston Livestock Show & Rodeo and serves as a volunteer on the Tours Committee.
As Vice President of Investments with PMRG, Carlos Chacon is responsible for evaluating and securing capital to finance new investments and recapitalize existing assets. In this role, he shapes financing strategy by assessing capital needs and structuring capital to optimize investment returns. Mr. Chacon oversees all aspects of the financing process including fostering capital relationships, managing document flow and negotiating terms of debt and equity capital.
Prior to joining PMRG, Mr. Chacon worked in McCord Development’s investments group where he oversaw its $325MM office and multifamily property portfolio and completed $134MM in dispositions and $25MM in acquisitions. Prior to McCord, Mr. Chacon worked in Weingarten Realty Investors’ acquisitions group where he completed 15 retail acquisitions totaling $422MM. He began his career in the structured finance groups at JP Morgan Chase & Co. and later Wells Fargo & Co.
Mr. Chacon holds a BA in Economics from Rice University and an MBA in Finance from The University of Texas’ McCombs School of Business.
As Assistant Vice President of Investments with PMRG, Andy Carey is responsible for sourcing and analyzing potential investment opportunities in addition to supporting asset management endeavors and operations. This includes executing capital programs to successfully finance venture activity as well as developing strategies to assist in stabilization and disposition efforts.
Prior to joining PMRG, Mr. Carey spent four years at M-M Properties, Inc. as a Director of Investments where he was involved in roughly $300MM of office investment activity situated across 3.2MM square feet. Additional responsibilities included the review and pursuit of roughly $15BN in office investment scenarios situated across 75MM square feet within 18 subject markets throughout the United States.
Prior to M-M Properties, Inc. Mr. Carey's career focused on the origination of structured products securitized by commercial real estate-related debt securities and the valuation of affiliated underlying assets. This included tenures with Ernst & Young's, Transaction Advisory Services and Redwood Trust's, Acacia Program where he was he was responsible for engaging market participants and executing closings associated with various multi-billion dollar structured investment vehicles and additional fixed-income mortgage-backed products. He began his career in the structured finance group at JP Morgan Chase & Co.
Mr. Carey is a graduate of the University of Texas at Austin where he earned a Bachelor of Science degree with a major in Economics and minor in Business Administration. He is an active member of the Houston NAIOP chapter and of TREC.
