As President of PMRG’s Western Division, Jim Proehl is responsible for managing a portfolio of over 25 million square feet in 11 western states with a staff of over 225 real estate professionals. Mr. Proehl's success with coordinating the repositioning of numerous projects and transitioning large multi-building portfolios in his 19 years with PMRG has helped fuel the growth of the Western Division.
Mr. Proehl brings more than 30 years of diversified real estate experience in asset management, development, finance and property management. Prior to joining PMRG, Mr. Proehl held the position of Development Manager for Tooley & Company where he managed the development of two high-rise Class A office buildings, each in excess of 400,000 square feet. As a Senior Asset Manager with Metropolitan Life, Mr. Proehl managed a Colorado and Kansas commercial real estate portfolio valued at over $300 million, including office buildings, hotels and retail centers.
Mr. Proehl began his real estate career at Williams Realty Corporation, where he was an Associate Development Director with responsibilities for coordinating the legal, planning, financial, design and construction management for two mixed-use projects in Kansas City and San Antonio. In addition to his development experience at Williams, Mr. Proehl gained a thorough understanding of the financial reporting requirements of working for a publicly traded company.
Mr. Proehl holds a Master of Business Administration degree from the University of Tulsa with an emphasis in real estate and a bachelor’s degree from Southeast Missouri State University.
Tim Joyce has been in the Southern California real estate market for over 30 years working with Chief Executive Officers, Chief Financial Officers, and Directors of Corporate Real Estate regarding institutional and corporate dispositions, real estate planning strategies and analysis, institutional BOV’s, and financing. From 2008 to 2013, Mr. Joyce has sold or leased over $320 million in office or industrial real estate, averaging just over $60 million per year. Tim has also sold over 170 acres of land in Southern California to various companies or developers for corporate headquarters and/or development.
Prior to joining PMRG, Tim was a Principle at CLW Commercial Real Estate and Senior Vice President at Grubb & Ellis. At CLW, he co-owned and ran the commercial real estate operations, increasing sales growth by 200%. At Grubb & Ellis, Tim was Director of Corporate Services in the Western Region where he handled the sale of the Corporate Headquarters for Hyundai Motor America in Fountain Valley, the regional distribution hub for Mitsubishi Corporation, and the relocation of both Fluor’s and Safeco’s Orange County headquarters. He also oversaw the relocation of over 2,000 employees with Loral Aeronutronics, now Lockheed Martin.
Mr. Joyce was also a partner at Colliers-Seeley where he managed the South Orange County operations for sales and leasing. Tim was the top producing manager/partner his first year with the company, selling the Mission Energy Industrial portfolio to Kilroy Realty REIT. Tim has been recognized as a top producer several times at both Colliers-Seeley and Grubb & Ellis.
Tim attended Seattle University via scholarship where he earned a Bachelor’s Degree in Education. He holds a real estate license in the state of California.
Oliver Fleener has been in the Orange County real estate market since 1997 after graduating from University of California, Irvine. In 2012, Oliver moved to the West Coast Office of CLW after starting his career with Colliers Seeley, as well as spending a very successful decade at Grubb & Ellis.
As a 17-year veteran within the industry, Oliver provides his clients with a well-rounded wealth of experience and knowledge within commercial real estate. He focuses a strong portion of business on landlord/agency representation, yet completes a significant amount of tenant representation and corporate services work as well.
Oliver has been involved in transactions located in most of the major areas located in Southern California, with a strong focus in Orange County, including unimproved land development, building sales and leases, and the sale of income-producing properties. As an innovative salesman, Mr. Fleener brings energy and creative insight to transactions while utilizing cutting-edge technological applications, financial modeling expertise, creative marketing and branding, in addition to professional analytical skills.
Ownership models include pension fund advisors to local family trusts and individuals, while the wide-range of representation has included Fortune 100 corporate clients, private and public businesses, technology and professional firms, as well as small start-up companies. Oliver’s agency business includes all product and ownership types from Class “A” high-rise towers to suburban Class “B” low- and mid-rise properties.
As Vice President of the Southern California region, Shane Flanigan oversees a large diversified commercial real estate portfolio. In this position, Mr. Flanigan is responsible for all property management and operational activities for a portfolio of over six million square feet comprised of Class A high-rise, varying classes of mid-rise office, low-rise campus office, industrial, mixed-use, medical, R&D;, and retail assets located in Orange, Los Angeles, Inland Empire, and San Diego counties as well as Arizona.
Mr. Flanigan brings more than 10 years of experience in the field of commercial real estate and property management. Prior to joining PM Realty Group in 2007, Shane served as a broker for a private, Phoenix-based real estate firm from 2003-2005. In this position, he was responsible for all sales and leasing transactions and was awarded Top Producer for the firm in 2003-2004. Mr. Flanigan worked extensively in commercial, land and residential brokerage and development in Arizona and Colorado before relocating to Southern California.
Following his relocation to Southern California, Mr. Flanigan served as a Property Manager for America West Properties in the direct management of approximately one million square feet of office, industrial, medical and retail properties throughout Southern California. He was responsible for all facets of operations and leasing for each of the managed assets.
Mr. Flanigan graduated from the University of Kansas and holds a Bachelor of Arts degree in Communication Studies, with an emphasis in Organizational and Business Communication. He currently holds a real estate license in California, Arizona and Colorado.
As Director of Engineering for PM Realty Group’s (PMRG’s) Western Division, Richard Hopkins is responsible for ensuring that all assets managed by PMRG and Engineering Personnel will be capable of maintaining “Best in Class” standards throughout Southern California.
Mr. Hopkins brings more than 18 years of professional hands on technical experience in building engineering, construction management and maintenance. In 2009, Mr. Hopkins was recognized as Orange County’s Chief Engineer of the Year by Building Owners and Managers Association (BOMA) and received International Building of the Year recognition.
Prior to joining PMRG, Mr. Hopkins served as District Manager for the Orange County and Los Angeles Division of ABM Engineering Services Group where he was directly responsible for providing management, technical and safety support for a group of 50 highly skilled union and non-union operating engineers.
Mr. Hopkins provided EPA Energy Star technical leadership and oversight for each of the commercial, retail, medical, and industrial assets under his purview and strived to achieve and demonstrate operational changes to minimize operational costs while maximizing overall efficiency.
Mr. Hopkins graduated from the University of California, Irvine with Certificates in Facility Management and Plant Operations. He holds the prestigious Building Operator Certification as well as certifications in HVAC Technology from Orange Coast College where he also serves as an Advisory Board Member.
As Senior Vice President of Brokerage Services, Ken Arimitsu is responsible for leading the expansion of PM Realty Group's (PMRG's) Western Division brokerage team, based in Orange County, California.
Mr. Arimitsu brings more than 19 years of experience in investment brokerage services with a focus on institutional non-core and special assets. His depth of experience encompasses all major property types and facets of investment services, including exit strategy and valuation, acquisition and disposition brokerage strategies and adaptive property conversions and re-use.
Prior to joining PMRG, Mr. Arimitsu served as Director of Investment Brokerage for Coreland Companies where he led the Investment Services Group and formed a National Golf Course Brokerage Team. He previously led the National Golf and Resort Services Group at Grubb and Ellis for 10 years.
With over 50 golf course sales, Mr. Arimitsu has represented clients such as Bank of America, Shea Homes, Arnold Palmer Golf, Blackstone Group, Textron Financial, Olympus REA, GE Capital, Walton Street Capital and Weyerhaeuser Financial. He is now recognized nationally as a leading expert in golf course and resort brokerage services. His skill set allows him to focus on individual investors and financial institutions that require localized professional expertise melded with the strength of a national platform.
Mr. Arimitsu holds Bachelor of Science and Arts degrees from The University of California where he studied Economics, Political Science and Agronomy. He is a member of the Southern California Golf Association, the National Golf Course Owners Association and the Asian Business League.
As Senior Vice President of Brokerage Services and a member of PM Realty Group’s (PMRG’s) Healthcare Advisory Group, Eileen Doody is exclusively responsible for the leasing of over 21 medical buildings in the Orange County area, plus oversees the St. Joseph Hospital of Orange portfolio consisting of over 350,000 square feet of medical space. She has worked with developers on build-to-suit portfolios of medical space as well as representing the Irvine Company on their Medical portfolio.
Ms. Doody brings 20 years of experience in medical and commercial real estate brokerage and property management. In her 10 years with PMRG, Ms. Doody has consistently contributed to the growth of the Healthcare Services division by her numerous contacts and successes in the industry.

Ms. Doody currently serves on several fund raising event committees, including Co - Chairing the St. Joseph Hospital TODOS Golf Committee which benefits the new Center for Cancer prevention and treatment. She is a graduate of California State University, Long Beach.
As Senior Vice President and Controller of the Western Division, Michael Muller is responsible for the financial accounting, reporting, and analysisfor the Western Division portfolio. This includes overall responsibility for directing the accounting management and professional staff, as well as the preparation of monthly financial statements and tenant billings. Additional responsibilities include the coordination of annual audits, detailed financial projections, and special reports.
Mr. Muller brings more than 30 years of experience in due diligence support for acquisitions and dispositions, in addition to coordination of property tax analysis and appeals.
Prior to joining PM Realty Group (PMRG), Mike was the Controller for Industrial Realty Group, a nationwide real estate development and investment firm where he was responsible for the accounting oversight for a portfolio of over 100 properties and 80 million square feet of rentable space.
He also served as the Chief Financial Officer for Ohio Realty Group, a full service real estate firm where he gained a thorough under-standing of the development and investment aspects of the real estate industry.
Mr. Muller began his career at Deloitte & Touche where he became a CPA and manager specializing in real estate and emerging business services. He has also been an instructor for BOMA and IREM covering all aspects of real estate accounting and investment.
Mike Muller is a graduate of the University of Southern California with a Bachelor of Science degree in Accounting. He also earned a Bachelor of Arts Degree in Philosophy at St. John’s Seminary College.
As Vice President and Regional Manager, Liz Palmer is responsible for the oversight and delivery of PM Realty Group’s (PMRG’s) real estate services in Hawaii, including the provision of property management, construction management and leasing services to its investment clients.
Ms. Palmer brings more than 34 years of experience in a broad spectrum of property-related disciplines encompassing property management, asset management, dispositions, acquisitions, and commercial and ground lease negotiations. Achievements at the property level include driving performance to deliver an Energy Star rating of 95, annual CEL “Best in the Industry” awards and the first LEED Gold Certification in the CBD market of Honolulu.
Prior to joining PMRG in 2001, Ms. Palmer was involved with the management, leasing and redevelopment of the real estate assets of a private trust and foundation. As a Real Estate Officer at major financial institution, she was responsible for the asset management of a portfolio of 300 assets worth over $68 million for private trusts and an internal real estate equity fund. Experience includes developing highest and best use scenarios, yield analysis, overseeing property management and leasing companies, ground lease negotiations, lease to fee conversions and numerous dispositions.
Ms. Palmer received a Bachelor of Arts degree in Anthropology from the University of California at Berkeley and holds a Real Estate Broker’s license in Hawaii. Taking an active role in industry organizations, Ms. Palmer served as President of the CCIM Hawaii Chapter in 2008, President of BOMA Hawaii in 2003 and President of IREM Hawaii in 1996 and served 6 years on IREM National’s Governing Council. She was recognized by the CCIM Institute Hawaii Chapter as 2009 CCIM® of the Year and by the IREM Hawaii Chapter as CPM® of the Year in 2001. Ms. Palmer has been a guest lecturer at several industry seminars and workshops.
