PM REALTY GROUP COMPLETES NINE LEASES TOTALING OVER 100,000 SF AT ADJACENT RICHMOND AVENUE OFFICE BUILDINGS IN HOUSTON, TEXAS

HOUSTON, July 24, 2015 – PM Realty Group (PMRG), a nationally recognized, full-service commercial real estate firm, today announced that it has completed nine leases totaling over 100,000 square feet of office space at four office buildings located at 10555 Richmond Avenue, 10550 Richmond Avenue, 10850 Richmond Avenue and 12000 Richmond in the Westchase submarket of Houston, Texas.  PMRG's Michael Sieger and Marci Phillips represented the landlord, Zenith Real Estate Group in each lease.

The leases include: 

  • 10555 Richmond Avenue:  Ignite Restaurant Group, Inc. (owner of Joe’s Crab Shack, Brick House Tavern + Tap) signed a lease for the entire 49,865 square foot building.  Scott Covington with SE Covington & Company represented Ignite Restaurant Group.
  • 10550 Richmond Avenue:  Medical Research Consultants signed a lease for 28,861 square feet of space.  Louie Crapitto of JLL represented Medical Research Consultants.
  • 10550 Richmond Avenue:  TRC Environment Corp. signed a lease for 9,146 square feet of space.  Kevin Saxe and Cole Henley of CBRE represented TRC Environment Corp.
  • 10850 Richmond Avenue:  Empire Continental Land, LP signed a lease for 2,020 square feet of space.  Bobbie Bozarth of Transwestern represented Empire Continental Land.
  • 10850 Richmond Avenue:  Kennemer, Masters & Lunsford signed a lease for 1,056 square feet of space.  Chad Baker and Matt Sanderson of JLL represented Kennemer, Masters & Lunsford.
  • 10850 Richmond Avenue:  Regional Acceptance Corp. signed a lease for 3,467 square feet of space.  William Padon of CBRE represented Regional Acceptance Corp.
  • 10850 Richmond Avenue:  Sim Solutions, Inc. expanded 2,483 square feet for a total of 21,222 square feet of space. Chad Baker and Matt Sanderson of JLL represented Sim Solutions, Inc.
  • 10850 Richmond Avenue:  Jackup Structures Alliance, Inc. signed a lease for 3,307 square feet of space.  Connie Rankin of CRES represented Jackup Structures Alliance, Inc.
  • 12000 Richmond Avenue:  1 Stop Health Care Services, LLC signed a lease for 1,508 square feet of space. 1 Stop Health Care Services, LLC represented themselves in the transaction.

10550 Richmond Avenue is a three story, 92,279-square-foot office building located north of Westpark Tollway, south of Westheimer Road, east of Wilcrest Drive and west of W. Sam Houston Tollway S.  It is now 66 percent leased.  Zenith Real Estate Group recently completed extensive renovations including building a new conference room and improvements to the lobby.

10850 Richmond Avenue is a three story, 96,122-square-foot office building located less than two blocks from Beltway 8 and the Westpark Tollway. Zenith Real Estate Group recently completed extensive renovations including building a new conference room and workout room as well as improvements to the lobby.

10555 Richmond Avenue is a 49,865-square-foot office building located at the corner of Richmond and Rogerdale, just one block West of Beltway 8.  It is now 100 percent leased.  Zenith Real Estate Group recently completed extensive interior improvements, including a new lobby, and is in the process of finalizing exterior renovations which will be completed prior to tenant occupancy.
